An investor has snapped up a six-bedroom, four-bathroom, three-in-one home in Marsden with an on-site community hall.
The property at 51 Blue Gum Drive sold under the hammer for $990,000, breaking the suburb record for a one-hectare property.
12 bidders registered to participate in the auction, with the winning bid going to a lucky investor who registered to bid just a minute before the hammer fell.
Property agent Rebecca Cuderman from Ray White AKG said she was ecstatic with the result.
“When the bidding reached $980,000, the buyer jumped in and landed the winning bid. She bought it as an investment to change it into NDIS housing or rooming accommodation,” Ms Cuderman said.
“Buyers mainly were investors with one family looking to occupy. Investors were looking for all different uses. There were so many options because there are so many buildings on the property.
“The seller had owned it for 33 years and was an ex-dance teacher. That’s why the town hall was relocated to the site. This sale was really special; we’ve never had anything like it. We had a lot of pressure from the locals. Everyone looked at it from an investment perspective to make it suitable for use.”

The property was the former Danish Community Hall in Stones Corner. The vendor purchased the property to teach dancing lessons and got approvals to make the home her primary place of business.
Ms Cuderman also said she was proud that the Ray White AKG team had broken the suburb record for a one-hectare property in Marsden.
“There’s plenty of buyers out there if agents want to create competition. In this auction, she said that the eventual buyer registered 30 seconds before the hammer fell and outbid all the bidders on the floor.
“The last two months, I’ve seen a value shift from $30,000 to $80,000. It has been insane; the end-of-year rush has been incredible.
“Marsden is close to breaking the one million barrier, and we were proud to be the competition creators. Heading into 2024, I hope the demand stays the same, and overall, I hope Brisbane gets that growth that I think it deserves.”
